What the July audit shows
There were 0 seller-backed published observations in the qualifying dataset on July 26, 2026. A median, range and spread cannot responsibly be calculated from zero observations, so those fields are marked “Not calculated.” This negative result distinguishes the absence of verified public inventory on countryclub.ph from broker indications and third-party advertisements elsewhere.

Methodology
- Snapshot date: July 26, 2026.
- Universe: seller-backed countryclub.ph listings that are active, complete, publicly eligible and reviewed within the preceding 45 days.
- A qualifying row requires an authenticated seller, positive ask, ownership route, share class and sale timing.
- Nominal spread, when available, is published ask minus highest published bid.
- Median is calculated only where at least one qualifying observation exists.
- The review label describes platform checks; it is not a club endorsement, ownership warranty or completed-sale confirmation.
- All values are nominal Philippine pesos and exclude unlisted club fees, taxes and transaction costs.
The downloadable CSV contains the observation-level fields used for the table. No user identity, contact information or private transaction data is included.

How buyers should use this report
Use the figures to understand the platform snapshot, then verify the exact share class, seller authority, club charges, approval conditions and current availability. First use the 2026 cross-source price-board guide to classify bids, asks, missing quotes and completed evidence; then apply the valuation evidence ladder and downloadable worksheet, test liquidity and resale assumptions with the investment and three-scenario guide, compare total commitments with the club-share cost calculator and follow the complete buyer guide.
Reproducibility and corrections
The report is generated from the same seller-backed data contract used by the public board. Calculations are rebuilt and automatically checked during deployment. The header-only CSV makes the zero-observation result reproducible instead of silently omitting the dataset. Read the editorial and corrections policy for sourcing and update standards, or submit a source correction or journalist data question.
